Mosgiel facts for a plumbing job
Dunedin City
Stats NZ places both Mosgiel East and Mosgiel West in Dunedin City.
Behind the Lower Taieri scheme
Otago Regional Council's Lower Taieri Flood Protection Scheme covers the Taieri plains, Mosgiel included, and protects three waters infrastructure as well as homes. ORC puts Mosgiel some 15 m above sea level.
The 1980 flood
NIWA records that in June 1980 flooding closed SH 1 between Mosgiel and Balclutha, and Dunedin Airport, on the Taieri Plain, sat under water for six weeks.
Fires for heat
39.2% of Mosgiel homes list a wood burner as a main heater (NZ 28.2%), 4.2% a pellet fire and 2.2% a coal burner.
Protected is not flood proof
ORC says residual risk remains where the plains rely on floodbanks, because they could be overtopped or breached. If water ever gets into your section, assume the gully trap and drains need a check.
Wood fires and hot water
Plenty of Mosgiel fires do more than heat the lounge. If yours also heats water through a wetback, tell the plumber before they quote, because it changes the paperwork.
Replacing a cylinder that's connected to a wetback is consent-exempt only when the new one is a comparable open-vented cylinder, fixed in the same spot and using the same pipework. Moving it, or changing the type, is a different job. Our wetbacks page has more.
Gas in Mosgiel
Any fixed gas heater, hob or califont needs an authorised gasfitter, and a Gas Safety Certificate once it's connected. Our Dunedin gasfitting page covers the rest.
What we would do
Mosgiel's flood scheme lowers the risk; it doesn't remove it. Know where your gully trap is and keep its grate clear. If heavy rain leaves water lying over the section, ask a drainlayer to check the lateral once it drains. With so many homes on wood heat, have any wetback looked at before winter rather than in the middle of it.
