Brighton's facts
Part of Dunedin City
Stats NZ files Brighton under its Taieri area, inside Dunedin City.
A small town
An estimated 1,470 people lived here in mid-2025. At the 2023 Census there were 723 private dwellings, 96 of them empty on census night.
Wood heat in two homes of three
64.9% of Brighton homes use a wood burner as a main heater and 4.2% a coal burner, against 28.2% and 0.7% nationally.
Frost
NIWA's Dunedin station averages 16 ground frosts in July, and NIWA notes frost can vary a lot over short distances.
When the fire heats the water too
With wood heat this common, wetbacks come up often. A wetback runs water through pipework in the firebox up to the cylinder, so the element can rest. If your fire does this, the plumber needs to know before quoting.
The consent rule is tight. Swapping a cylinder tied to a solid-fuel fire is exempt only for a comparable open-vented cylinder in the same position, on the same pipework. Change the type or the spot and the job needs more paperwork.
Water, drains and the council
Dunedin City Council keeps its water services in-house. We couldn't read its pipe rules, so before digging near the road, ask the council where its pipe stops.
You're allowed to clear a blockage yourself. Altering the inspection or vent pipe, or anything else on the drain, is drainlaying and needs an authorised drainlayer.
What we would do
Before winter, get the fire and any wetback checked at the same time, and make sure the plumber knows how your cylinder is vented. Lag outside pipes on the shady side, since frost can be patchy. If a pipe does freeze, shut the tap, keep any flame well away, and let it thaw slowly; if it splits, turn the water off at the toby and ring a plumber.
