Mostly separate houses
At the 2023 Census, separate houses made up 82.7% of occupied homes in Manurewa, 78.6% in Papakura, 74.7% in Māngere-Ōtāhuhu and 70.9% in Ōtara-Papatoetoe, against 71.7% across Auckland.
Many households don't own
Stats NZ counted 59.2% of households in Māngere-Ōtāhuhu, 58.3% in Ōtara-Papatoetoe, 51.3% in Manurewa and 42.7% in Papakura not owning their home or holding it in a trust, against 34% nationally. Knowledge Auckland found over half in parts such as Ōtara (72%) and Clendon Park (65%).
Ōtara's sewers near capacity
Watercare says growth has pushed the Ōtara wastewater network close to capacity, and heavy rain can send overflows into streams and the Tāmaki River. A new pump station on Hannah Road and storage at Billington Reserve are due by late 2028.
Two lines companies
Auckland Emergency Management lists Counties Power for power cuts in South Auckland and Vector for most of the city. Vector's lines run as far south as Papakura.

Hot water after a power cut
Vector says hot water in South Auckland is controlled by ripple relays, which smart meters are slowly replacing. After an outage on its network, a cylinder can take up to six hours to reheat. Still cold after that? Check the cylinder is switched on, then ring Vector on 0508 832 867 for an electric one, or get a gasfitter or plumber for gas.
Some homes are on Counties Power instead. Your power bill names your lines company, and that is who to ask.

Sort out whose job it is before anyone picks up a tool. Tenants: tell the landlord in writing and keep a copy, even for a small drip. Owners: a sewage problem at the gully trap is a call to Watercare first, because if the public pipe is blocked, the repair is not yours. In heavy rain, keep stormwater out of the gully trap: Watercare's contract bars it from the wastewater network.
