Silverdale in four facts
Hundreds of homes a year
Stats NZ counted 3,915 private dwellings in Silverdale at the 2023 Census. 441 new dwellings were consented in the year to March 2026, after 626 in the year to March 2022.
Renters more than doubled
Knowledge Auckland found 870 renting households in Silverdale in 2023, up from 405 in 2018, one of the five biggest percentage rises in Auckland.
Dry, heat-pump homes
Only 0.4% of dwellings were always damp and 3.2% sometimes damp, against 2.3% and 15.8% nationally. A heat pump was a main heater in 82.7% of homes; a wood burner in just 1.9%.
Wastewater at full stretch
Watercare's June 2026 Hibiscus Coast map shades Silverdale as having no wastewater capacity right now. It plans to upgrade the Weiti pump station and pipeline to add capacity (being scoped).
Two boards, one water company
Stats NZ splits Silverdale between the Rodney and Hibiscus and Bays local board areas, and Auckland Emergency Management describes a growing industrial and business district alongside massive urban development. Whichever side of the line you are on, Watercare is the water and wastewater provider.
Its rules are the same everywhere in Auckland. The meter is Watercare's and your pipes start at its outlet. On the wastewater side, its pipe ends at the joint with your drain or its manhole, or at the boundary if the public pipe runs outside your section. Manholes on private land remain Watercare's.
A leak in a new Silverdale home
You can
- Turn the water off at the toby if it is pouring.
- Photograph the leak and note the date.
- Within 12 months of completion, tell your builder: under the Building Act they must fix notified defects within a reasonable time.
- If you rent, tell your landlord in writing.
Leave to an authorised tradie
- Finding and repairing the leak inside walls or under floors.
- Replacing a failed fitting, valve or cylinder part.
- Any change to the drains, which is drainlaying work.
Nearby and by job
Nearby: Ōrewa, Whangaparāoa and the Hibiscus Coast. By job: leak detection, blocked drains, hot water cylinders and drainlayers.
What we would do
In a house that is still under a year old, go back to the builder first: a leaking joint may be theirs to put right under the defect period. Keep the drainage plans from the build, because in a big subdivision they are the quickest way to find a pipe. And if you are thinking about a minor dwelling, ask Watercare about wastewater before you pay for designs. For anything outside the builder's responsibility, we find an authorised Silverdale specialist for the job.
