Hillcrest facts
Mostly not owner-occupied
58.2% of Hillcrest households don't own the home they live in, against 34% nationally.
Damp and mould
23.7% of homes were sometimes damp and 3.7% always damp at the 2023 Census, against 15.8% and 2.3% nationally.
Gas heaters
18.6% use a fixed gas heater as a main heater, nearly double the national 9.5%.
Storage and meters ahead
IAWAI plans more water storage for Hillcrest, and a four-year city-wide meter programme for Hamilton was confirmed in early 2026.
Damp rooms and hidden leaks
Damp has plenty of causes and plumbing is only one of them. Still, a slow leak under a shower or behind a vanity can keep a room wet for months. Signs worth chasing: a musty smell that never clears, swollen skirting, or a cistern that keeps refilling.
A specialist can usually find a hidden leak without pulling the room apart. See our leak detection page.
Renting in Hillcrest
If you rent, you may be the first to spot a drip or a damp patch. Tell the landlord or property manager in writing, with photos, and keep a copy.
Fixed gas heaters
A fixed gas heater and its pipe are gasfitting, which only an authorised gasfitter may do. A portable bottle heater isn't. After fixed gas work, you should get a Gas Safety Certificate. More on our Hamilton gasfitting page.
What we would do
Renting and a room never dries out? Report it with photos and ask whether anyone has checked for a leak. Own the place? Put a few drops of food colouring in the toilet cistern: colour in the bowl without flushing means it's leaking. For gas heaters, ask to see the gasfitter's PGDB licence and keep the certificate.
