What makes Newmarket different
Joined dwellings dominate
Waitematā had the highest share of joined dwellings of any Auckland board in 2023, 75.0%, and the most renting households, 58.1% (Knowledge Auckland).
Few owners in the suburb itself
The Newmarket statistical area had 1,101 occupied homes at the 2023 Census, and 67.2% of households didn't own their home or hold it in a trust. Only 32.5% used a heat pump as a main heater, against 66.8% nationally; 53.4% used electric heaters.
Sewers relined from the inside
Watercare has been renewing Newmarket's ageing wastewater pipes, checking them by CCTV and relining them with steam-cured liners while they stay in service, much of it at night around the shops. A second phase covers Newmarket and Remuera.
Character shopfronts
Newmarket is a business special character area in the Unitary Plan. Exterior repair and redecoration of a character-defining building is permitted; additions to one need resource consent.
Apartments: whose pipe is leaking?
Watercare owns all water meters, shared and subsidiary meters included. Where a building has a master meter, the owners' responsibility begins at that meter's outlet, so the pipes running through the building aren't Watercare's. Whether a particular pipe is yours or common property depends on your unit title or body corporate rules.
If you rent, report a leak to your landlord or property manager straight away: Watercare says landlords fix leaks on their property. Downstairs neighbours will thank you.

What we would do
In an apartment, water coming through the ceiling is urgent but not always yours. Turn off your own supply if you can, tell the building manager or body corporate, and photograph everything. Once it's clear whose pipe failed, the right party can book an authorised Newmarket plumber, and the paperwork will be simpler for any insurance claim.
