Plumbers in Mount Albert

Villas, flats and Te Auaunga.

Mount Albert is in the Albert-Eden local board area, a mix of character villas and a growing share of flats and townhouses. Watercare handles the drinking water and the sewers; stormwater, and the creeks it feeds, are Auckland Council's. We'll put your job to an authorised Mount Albert plumber, gasfitter or drainlayer who focuses on that kind of work.

Mount Albert notes for homeowners

Two character overlays

The Unitary Plan has two residential special character areas here, Isthmus B and Isthmus C - Mount Albert. Restoration and repair are permitted, while outside alterations or additions to a building need resource consent as a restricted discretionary activity.

Oakley Creek floods

Auckland Emergency Management's Albert-Eden plan points to recent flooding along Oakley Creek, Te Auaunga, and says the council has identified the Mt Albert War Memorial Reserve and nearby land as vulnerable to flooding.

Fewer overflows into the creek

A Central Interceptor link sewer runs through Mt Albert, capturing flows that would otherwise add to wet-weather overflows. Watercare has also been building a new connection at Carrington Road, by the Oakley Creek Reserve, to cut overflows into the creek and serve the Unitec redevelopment.

Flats on the rise

Albert-Eden had Auckland's second-highest share of joined dwellings in 2023, 40.8%, and 44.0% of its households paid rent. At that census, Mount Albert had 354 dwellings under construction, up from 69 in 2018.

Gas in Mount Albert homes

At the 2023 Census, 11.1% of Mount Albert dwellings listed a fixed gas heater among their main types of heating, a little above New Zealand's 9.5%. Any work on fixed gas pipes and appliances, whether a heater, a hob or a gas water heater, is gasfitting and must be done by an authorised gasfitter. Our gasfitting in Auckland page explains the paperwork you should get.

Who owns the pipe outside

On a shared or cross-leased section, Watercare draws its line at the original title boundary, not the cross-lease lines. Its water responsibility ends at the meter outlet; its sewer ends at the joint with your drain, or at the boundary if the public pipe lies beyond it. Unsure where that is? Watercare's option 4 on (09) 442 2222 answers pipe ownership questions.

Also see blocked drains, drainlayers, hot water cylinders, and nearby Avondale and Grey Lynn.

What we would do

Replacing a villa's cylinder with an outdoor heat pump water heater, or anything else that goes on the outside wall? In the Mount Albert overlay, ask Auckland Council first; work inside the house is a different matter. Then pick the trade to match the job: a plumber for water pipes, a gasfitter for gas, a drainlayer for anything underground.

Questions people ask

Our drain blocks every time it pours. Is that the Central Interceptor's fault?

Not necessarily. Ring Watercare on (09) 442 2222, option 1, before a plumber: it will tell you whether the public sewer or your own drain is the cause.

We're on a cross-lease. Whose drain is it?

Watercare uses the original title boundary, not the cross-lease lines, to decide where its pipes end. Everything on your side of that point is private; your cross-lease documents and a drainlayer's trace will show which drain serves which home.

Tell us the problem. We'll find the specialist.
