Henderson facts that matter
Two streams through town
Auckland Emergency Management says the Oratia and Opanuku streams wind from the ranges to the sea through the area, and that the land is mostly low-lying. It suggests checking your address on Auckland Council's Flood Viewer.
Frostier than the airport
NIWA's Henderson River Park station averages 8.8 air frosts and 27.4 ground frosts a year, against 0.1 air frosts at Auckland Airport. It also logs 146 wet days a year to the airport's 129.
Plenty of homes, more coming
The 2023 Census counted 12,594 occupied homes in Henderson and 258 under construction. 514 new dwellings were consented in the year to March 2026, after a peak of 675.
Damp, and four in ten not owned
3.7% of homes were always damp and 17.6% sometimes, above the national rates. 42.8% of households didn't own their home or hold it in a trust.
Pilot wires and slow hot water
Vector says its pilot wires control hot water across West Auckland unless a smart meter has replaced them. After a storm its crews restore the power lines first and the pilot circuits after, and it names Waitakere among the areas that may wait for hot water until everyone's power is back. If yours stays cold once the street is reconnected, ring Vector on 0508 832 867.
Heat pump water heaters on frosty flats
A heat pump water heater takes warmth from the outside air. NIWA says frost is most likely on flat ground and in valleys, and its Henderson station records far more than the airport. Ask the hot water specialist how a model performs on frosty mornings before you choose.
Your pipes, Watercare's pipes
The water meter marks the line: Watercare's job ends at its outlet, and you fix leaks from there to the house. For a blocked drain or sewage overflow, Watercare asks you to ring it before a plumber, on (09) 442 2222, option 1. Nearby: Titirangi, New Lynn and West Auckland. Citywide: blocked drains and hot water cylinders.
What we'd do in Henderson
After a West Auckland storm, be patient with the hot water before you book anyone: switch checked, power back, then give the pilot wires time. Leaking, dripping into the gully trap or never getting hot is a different story, and worth a hot water specialist. If you live near the streams, keep gully traps and outside drains clear before heavy rain.
