Glenfield facts that matter
Mould and damp
At the 2023 Census, mould bigger than A4 was always present in 4.8% of Glenfield homes and sometimes in 17.5%, against 3.5% and 10.5% nationally. 21.6% were sometimes damp.
Infill on the rise
New dwellings consented went from 48 in the year to March 2013 to 205 in the year to March 2026. The census counted 105 homes under construction in 2023, against 9 in 2018.
A three-bedroom suburb
46.3% of Glenfield homes have three bedrooms, and 41.9% of households didn't own their home or hold it in a trust. Across Kaipātiki, 75.3% of homes are separate houses.
Electric heaters, little gas
48.2% of homes use an electric heater as a main source of heat, and only 4.9% a fixed gas heater, about half the national rate.
A high bill and a hidden leak
If Watercare writes about an unusually high bill, act quickly. It offers a leak allowance, a partial credit, when you fix a leak on your side within 21 days of that letter or email. Apply within three months of the repair. A second claim within two years needs the plumber's invoice and covers excess wastewater only.
To check for a leak yourself, read the meter, use no water for at least 4 hours, and read it again. Damp has many causes, but a slow leak is one you can rule out. Our leak detection page explains how a specialist traces one.
Pilot wires and cold water
Glenfield is on Vector's pilot wire network unless your meter has been replaced with a smart one. Power comes back first after a storm and the pilot wires after it, so give your cylinder time. If it's cold long after the lights are back, the problem may be the relay in your meter box: Vector's number is 0508 832 867.

What we would do in Glenfield
Read the water meter twice, four hours apart, before you call anyone about damp or a high bill. If it moves, book a leak specialist that week and keep the invoice: the leak allowance has deadlines. If it doesn't move, a leak in the water supply is unlikely, and the damp may have another cause.
