Alexandra facts that change a plumbing job
The frostiest spot in NIWA's Otago tables
NIWA's Otago climate report says air frosts come most often at Alexandra. The town averages 86 days a year when the air drops below freezing, and about 24 air frosts in a typical July. Keep that in mind for any pipe, tap or cylinder that sits outside.
Hardly any rain
Central Otago is the driest part of New Zealand, and NIWA says the title of driest town almost always goes to Alexandra or Clyde. Alexandra's annual rainfall normal is 363 mm. On ground that dry, a strip that stays green or soggy between the toby and the house deserves a closer look.
Wood burners in half the homes
At the 2023 Census, a wood burner was a main heat source in 52.6% of Alexandra homes, against 28.2% nationally. Those figures are about warming rooms. If your fire also heats water through a wetback, a new cylinder only skips consent when it's a comparable open-vented one, fitted in the same spot on the same pipework.
The 1999 flood
In November 1999 the Clutha peaked at Alexandra 7.5 m above normal. Around 200 homes and businesses were evacuated and nine homes were destroyed. If your section sits low near the river, talk to the council before adding a bathroom or laundry.
Who runs Alexandra's water
Central Otago District Council delivers drinking water and wastewater in Alexandra today. Southern Waters, a company set up by the Waitaki, Central Otago, Clutha and Gore district councils, is due to take over on 1 July 2027. Ownership is to stay with those councils.
We haven't been able to confirm the council's rule on where its pipe ends and yours starts. Before a plumber or drainlayer digs near the boundary or the toby, ask Central Otago District Council where its pipe stops.
Check the person, not the van
Plumbers, gasfitters and drainlayers each hold a practising licence from the Plumbers, Gasfitters and Drainlayers Board (PGDB). Ask to see it, as a card or in the PGDB app, and check the expiry date. Then make sure it's for the right trade: plumbing, gasfitting and drainlaying are licensed separately.
Someone working under supervision should be able to name their supervisor, and you can look that person up on the register as well. Our licence check guide walks through it.
More around Central Otago
Up the road: Cromwell. The wider region: Otago. By job: burst pipes, hot water cylinders, wetbacks and leak detection.
What we would do
Before winter, find your toby and make sure it turns, so you can shut the water off fast if a pipe gives way on a frosty night. If your hot water comes partly from the fire, have the wetback and cylinder looked at together whenever one of them is replaced, because the consent exemption for a wetback cylinder is narrow. For anything at the boundary, ring Central Otago District Council first. Everything else on your side, send to us, and an Alexandra tradie who specialises in it can take it.
